- Attenuation Systems: Construction of a 1,000m³ underground Polystorm crate system, installed approximately 3m below ground level, alongside petrol interceptors to prevent hydrocarbon contamination.
- Highways Construction: Delivery of a 1.2km road spine including carriageways, twin footways and cycleways, designed to adoptable standards.
- Kerbing and Edging: Installation of 3,000m of kerbing and 2,600m of edgings across the development.
- Multi-Utilities Infrastructure: Installation of combined service trenches accommodating telecoms, electricity, gas, water and chambers for future telecoms infrastructure.
McCann’s approach, combining engineering innovation, proactive risk management and close collaboration with project partners, was key to the successful completion of this project.

Ground engineering and design adaptation
The site’s sandy subsoil created stability issues for both road construction and drainage work. To address this, McCann implemented a robust ground stabilisation solution using Terram geotextile layers combined with engineered fill, including 600mm capping and 300mm Type 1 sub-base.
The installation of petrol interceptors protected local water systems while a Polystorm attenuation system provided long-term stormwater management. The stormwater attenuation tank was also redesigned from a deep, narrow structure into a shallower, wider configuration, eliminating the need for high-risk deep excavations while maintaining the required storage capacity.

Managing buried infrastructure constraints
Previously unidentified services, including a 33kV cable and a 1,200mm concrete sewer, were encountered within critical work zones. McCann used vacuum excavation to safely expose live services, and a “dig-and-push” installation minimised sand disturbance during drainage works. Collaborative redesign through Early Warning and Technical Query processes also ensured safe working conditions while maintaining programme progress.
Safe delivery in high-risk environments
Deep drainage works required operatives to work in excavations of up to 5m, presenting confined space hazards. Safety was embedded through confined space training for all operatives and continuous air quality monitoring during works. Strict control measures managed the risks associated with deep excavations and ground instability. Dust suppression and erosion control measures were also implemented to manage environmental risks associated with sandy soils and adverse weather conditions.

Programme resilience and collaboration
McCann maintained programme certainty through early engagement with the design team to resolve issues quickly, flexible planning and resequencing of works and strong collaboration with Balfour Beatty and supply chain partners. Local subcontractors, including JC Balls and Cemex, were used to support delivery, providing both operational efficiency and economic benefit to the local area.
Successful delivery of complex project
The project was successfully delivered on programme and within budget, demonstrating McCann’s capability in managing complex, high-risk infrastructure works. There were no reportable safety incidents across the works, and all confined space activities were completed safely with 100% compliance.
Environmental and community benefits were achieved on the project through optimised earthworks and material use, which reduced vehicle movements and the donation of reflective vests to a local primary school helped improve child safety.

The Lindhurst Phase 2 project highlights McCann’s expertise in delivering complex infrastructure schemes in challenging ground conditions. Through engineering innovation, proactive risk management and strong collaboration, McCann successfully transformed a high-risk greenfield site into a resilient, future-ready development platform. More than enabling construction, the project provides essential infrastructure that will support sustainable growth, connectivity and community development in Mansfield for decades to come.
